Atlanta-area evictions surpass 70,000 in first half of year

ATLANTA — Since the start of 2023, the five counties at the core of the Atlanta metro area have had a reported 72,600 evictions.

In June alone, there were a reported 11,159 new evictions, according to data tracked and published by the Atlanta Federal Reserve Bank.

Only about 15.5% of the evictions from January to June have proceeded from filing to completion in court, according to the data.

The counties the data focuses on are Clayton, Cobb, DeKalb, Fulton, and Gwinnett counties.

From January to May, there were 61,476 evictions reported in those five counties.

Statistically, that means June added roughly 18% of the previous year-to-date total evictions, hitting the 72,000 watermark.

By population, the densest counties in the metro area are Cobb, DeKalb, Fulton, Gwinnett, and Clayton counties, according to the Atlanta Regional Commission’s estimates.

The same report puts the City of Atlanta, a separate governmental entity from the metro counties, in the middle of the pack for population, at least as of 2022.

As reported by multiple real-estate business analyses, the home prices in the area are remaining high, due to a variety of factors, such as mortgage rates, limited inventory, and cost of building materials.

Amid ongoing migration to Sun Belt cities, including Atlanta, Georgia MLS, a real estate tracking site, showed the number of home sales from June 2023 had decreased in most Georgia counties compared to the year before.

Cobb County showed a dramatic shift in sales, going from 850 home sales in June 2022 to 653 in June 2023, as one example in the Atlanta metro area. Fulton County sales fell from 860 to 724 in the same time span, though home prices at sale increased.
