Sandy Springs approves incentives for major North End redevelopment

The Sandy Springs City Council has approved an incentive package for the redevelopment of the aging North River Shopping Center, a project that would bring hundreds of new homes, restaurants, retail space and a public park to the city’s north end.

The project along Roswell Road would include 336 market-rate apartments, about 85 for-sale townhomes and approximately 10,000 square feet of restaurant and retail space.

A 0.71-acre public park would also be built along Roswell Road, with playgrounds, open turf, shaded seating, restrooms and space for community events. The developer would build and fund the park before ultimately transferring ownership to the city.

The incentive package is valued at about $4.3 million and includes waived recreation impact and permit fees, along with a recommendation for a 10-year property tax abatement. The incentives are contingent on the demolition of the existing shopping center and construction of the approved redevelopment and park.

The overall redevelopment is expected to represent more than $150 million in private investment. The city says the park investment is estimated at about $6.5 million, including land, design, construction and its share of public parking.

Construction is expected to begin later this year after Woodfield Development acquires the property and meets the project’s development conditions.

The redevelopment is part of Sandy Springs’ broader effort to revitalize the city’s north end and create a more walkable, connected area along the Roswell Road corridor.
