More Gateway South renters report collapsing floors as questions mount over apartment conditions

ATLANTA — More renters at a southwest Atlanta apartment complex are coming forward with complaints about collapsing and sinking floors, raising new concerns about living conditions at Gateway South Apartments in the Sylvan Hills neighborhood.

One tenant, Leon Nunnally, told Channel 2’s Ashli Lincoln he recently discovered a large hole in his bathroom floor after months of noticing soft spots throughout his apartment.

“So when I turn on the light, it’s a hole,” Nunnally told Channel 2 Action News.

“Like, my foot is literally in the hole.”

Nunnally said he moved into the apartment complex in March and initially dismissed the soft flooring as a minor issue.

“But I thought nothing of it,” he said.

He now fears the damaged flooring could expose his apartment to rodents and other animals.

“There’s ground underneath it where rodents can crawl under, and I’m scared that one day I’ll come home and find a raccoon, a snake, a mouse, a chipmunk, a bird,” Nunnally said. “Anything could be in my house.”

As conditions worsened, Nunnally said he repeatedly contacted management but has not received a response.

“I have not got no email. I’ve got no phone calls,” he said.

Nunnally is not the only resident reporting major structural concerns.

In August, Channel 2 Action News reported on another Gateway South renter, Mark Thompson, whose living room floor had split in half.

“To walk across it safely, I have to pull this board out and lay it across the floor right here,” Thompson said at the time.

More than two months later, Thompson said repairs still have not been made. He also claims management is attempting to evict him after he withheld one month’s rent because of the condition of the unit.

“I feel like they’re trying to bully us and still take our money,” Thompson said.

Other tenants showed Channel 2 Action News a vacant apartment where an entire floor appeared to have sunk in.

“It’s gone completely downhill,” one renter said.

Atlanta Code Enforcement confirmed it has two active cases involving the property but said it could not discuss details while the investigations remain ongoing. It hasn’t said if those violations were related to structural violations.

Channel 2 Action News visited the leasing office this week but found no one there.

Property records show the apartment complex is owned by YORKMINSTER JM LLC and managed by Emerald Management.

Channel 2 Action News emailed property management on Monday and followed up Thursday but had not received a response as of publication.

Nunnally said he wishes he had known about the issues before signing his lease.

“Had I known what I know now, I would not have moved in here at all,” he said.

Some renters have started GoFundMe campaigns, saying management has refused to return their security deposits, making it difficult for them to secure housing elsewhere.

Lincoln also reached out to the Atlanta City Council member representing the district and will continue following developments at the property.
