ATLANTA, Ga. — Atlanta is becoming a major hub for data center development, with more projects under construction than any other primary data center market in the country, according to a new report from CBRE research.

The Atlanta market currently has about 1,803 megawatts of data center capacity.
Another 2,882 megawatts are under construction — the highest amount of data center capacity being built in any U.S. primary market, according to CBRE’s North America Data Center Trends report for the first half of 2026.
Northern Virginia currently has the largest data center inventory in the country.
The numbers highlight the continued growth of Georgia’s data center industry as demand increases from artificial intelligence, cloud computing and other technology services.
CBRE says Georgia remains one of the nation’s most attractive markets for AI, hyperscale cloud and enterprise data center development.
The state’s business environment, tax incentives, construction workforce, supply chain and lower operating costs are among the factors helping drive development, according to the report.
But the growth also comes with challenges.
CBRE said Atlanta and Georgia continue to face issues involving project approvals and getting enough power delivered to new developments.
Several developers have announced large-scale data center campuses in South Georgia and other rural areas. CBRE said those projects are being driven in part by access to electricity transmission, load-balancing needs and fewer entitlement hurdles.
The report also notes that data center companies are increasingly looking for ways to secure power and improve timelines for bringing new facilities online.
As demand for computing power continues to grow, the report suggests Georgia is positioned to remain a major destination for data center investment.
